Student Loans May Not Stop a New Home Purchase - News you can use from The Village at Towne Lake

The Village at Towne Lake is proud to bring you this news you can use. Many people believe that their student loans are the kiss of death when acquiring a mortgage. Contrary to current popular opinion, student loans are not the death of one’s ability to buy a home.  More important is that all bills, including student loans, are ALWAYS paid on time.  As long as income is high enough to support a house payment + other recurring monthly debts like car payments, credit card payments and student loan payments, then there has never been a better time to invest in home ownership.

You may have spoken with mortgage people before and felt like they were speaking in a foreign language.  It is hard to understand some of the finanancial terms they use so here are a couple of quick definitions:  Front end Ratio:  Proposed housing payment as a percentage of gross monthly income.  Back end Ratio:  Proposed housing payment + other recurring monthly debt as a percentage of gross monthly income.

To put that in simple terms, lenders typically want your front-end Debt to Income ratio (DTI) to be less than 31 percent, and your back-end DTI to be less than 43 percent.  However, the Federal Housing Administration ( FHA) typically allows more flexibility. The FHA also excludes student loan payments that are deferred until at least 12 months after the anticipated closing date from your DTI.

You still are not sure what lenders are considering when looking at your credit for a mortgage?  In addition to credit scores, what do lenders look at when it comes to a credit report?   The crucial time-line is the most recent 12 month history for all open accounts.  All payments made within the past twelve months must be paid on time….no exceptions.  Collections?  DO NOT pay them off unless your loan officer otherwise directs you to do so because it could update them to show as more recent then they really are and  affect your credit score.

If you are not sure what your credit score is or if you would qualify for a mortgage, the first step is to talk to a mortgage officer that you can trust.  Preferred lenders are often very helpful in helping you to achieve home ownership because they know the programs available to you and they are familiar with the builder and new home community so they work well together.

Cherokee Construction Activity Picking Up Steam - Acquire Your New Multi-Generation Home at The Village at Towne Lake

In a recent article written by Carolyn Matthews in the Ledger News she quoted Chief Tax Assessor John Adams about the obvious growth in Cherokee County.    He said "When you look at just real property, it’s up 13.5 or 14 percent,” Adams said. “Some of that is brand-new growth, some of it is inflationary.”  He noted the inflationary growth indicates the rising prices of real estate as the county climbs out of the recession. “In our area, as in most of the metro counties, there is a pretty good rebound in housing values,” Adams said. “It began about this time in 2012 — things turned on a dime.” 

Cherokee County Planning Director Jeff Watkins said there is a fairly steady increase in building starts continuing over the past couple of years and that  subdivision lots that were abandoned during the recession are beginning to reach build-out phase. 

All in all ....construction is up and according to the article, he also noted that with home values increasing, homeowners now are able to put their present homes on the market and move up to more expensive homes.

The Sandwich Generation may be feeling the squeeze, but in typical baby boomer fashion, they’re driving a housing trend that’s a throwback to The Waltons according to an article in The Dallas News.  Three generations of family living under one roof isn’t such a novel concept for those of us who grew up watching the Depression-era Walton family. Their close-quarters lifestyle was driven by economic necessity, but new-millennium multigenerational living is more likely to be motivated by family ties than financial duress now that the economy is improving.

I think it’s kind of interesting.”  Steve Melman, director of economic services at the National Association of Home Builders, says there is a noticeable demand for multigenerational housing, a trend that U.S. builders are picking up on. Homes with separate living quarters for extended family are U.S. homebuilders’ answer to growing demand.   Of course, that extra space also can be used for grown children who must move back home after they’ve graduated from college and can’t find work. FreedomFest - July 4th - Our huge parade kicks off the celebration at 10am. Woodstock Summer Concert Series, Latimer Hall Arts and Craft Show, Farmers Market ...Fun fun fun & minutes from The Village at Towne Lake

Celebrating its 17th year, Woodstock will be serving up a free eclectic musical brew of rock, country, 80's, and rhythm & blues in the lovely Park at City Center. The Woodstock Farmers Market presented by Hamilton State Bank returned  for its 6th season in May and run through October with a new location.  Beginning on Satur.day May 3, the Saturday market will be held in Downtown on Market Street between Mill and Maple Streets adjacent to the Elm Street Arts Village event green.
