Single Level Living Alert at Oak Glen in Paulding County - Homes Available Now

It's a decision that every family buying a new home has to make, should you buy a single level home or one with multiple levels?  There are many advantages to single level living including:

Perfect for all ages:  Whether you are a sunny senior or a young family with small children, single level living allows freedom of movement yet easy access for help and supervision.  Outside maintenance is also simpler to keep up since you don't have to hire someone to do simple maintenance.  With a single story home plan, you’ll be able to access all areas of your home with a ladder—a definite advantage

Increased Energy Efficiency:  It’s easier to heat a single story house plan. Most modern single story house plans feature a central shared living area, surrounded by more private rooms such as bedrooms and offices. Heated and cooled air naturally flows through such a design. In contrast, multiple story house plans require more complex (and more costly) HVAC systems.

Open Floor Plans:  Single story house plans tend to include a generous communal area, sometimes called the “Family Triangle” of living room, dining room, and kitchen. While older homes boxed each of these rooms off with walls, modern single story home plans are often designed to merge these three areas into one large, open space. Vaulted ceilings and expansive windows are often prioritized here, so as to create a comfortable and beautiful area where the whole family will naturally want to congregate.

Easy to Expand Living Space:Assuming you have a large enough lot, it’s fairly easy to add a deck, sunroom, or patio to a single story home plan. In contrast, a two-story home will require structural analysis and careful planning for expansion. The ease of expanding outdoor living areas translates to a strong indoor/outdoor connection in many single story home plans.

Without the structural demands of upper stories, designers often have more freedom to choose taller ceilings and pencil in more skylights and windows. The contemporary single story home can feel airy and spacious, if you choose the right design.

Oak Glen is featuring three distinctive ranch plans at this time.  The Cambridge, Savannah II and the Albany.

Atlanta Chapter of 50+ Housing Council: Focused and Forward-Thinking

Since its inception in 2005, the Atlanta Chapter of the 50+ Housing Council has grown to one of the nation’s largest 50+ councils. This expert consortium of housing professionals, including builders, construction companies, marketing professionals, financial experts and senior living communities strongly supports the 50+ Housing Council mission: to bring its members the best information, education, and research about the booming 50+ active adult housing market.

The Atlanta 50+ Housing Council focuses on several vital areas of interest to its members and the general GAHBA membership. Some of this year’s new initiatives include:

  1. The launch of the Atlanta 50+ Housing Council’s new website and newsletter.
  2. The introduction and support of the Georgia-wide ALL Homes Program.
  3. Targeted advocacy on behalf of its members, and participation by Atlanta 50+ Housing Council board members in national NAHB events.

New Atlanta 50+ Housing Council website and newsletter:

Steve Hess, Vice President with Atlanta New Homes Directory and member of the 50+ Council and on the 50+ Housing Council’s2014 Board of Directors, designed and built a brand new website that was launched in August 2014. In addition, a new monthly newsletter was also introduced.

“We are the voice of the 50+ housing industry in Atlanta, and we want our voice to be loud and clear,” says Hess. “Our objective is to be a leading source of information and research on the active adult, independent living, service-enriched and assisted-living markets, and an updated and streamlined website is a major and necessary tool for our members.”

The website (50plusatlanta.net) highlights the focus of the 50+ Council and

  • elucidates on its mission and that of the Greater Atlanta HBA;
  • lists events and upcoming speakers;
  • provides information on sponsors, members and active adult and senior communities in the greater Atlanta area, and
  • invites interested professionals to join the rapidly growing membership of the 50+ Council.

ALL Home Program

The 50+ Council is a strong supporter of the HBAG ALL Home Program. A Liveable Lifestyle Home is a voluntary certification program where design features built into a new or within a remodeled home promote a liveable and accessible lifestyle – something that is highly desirable for the growing number of clients who make up the 50+ housing market.

“Today’s consumers, including boomers and seniors, are interested in having a home that includes features like an accessible path with no steps into their home, and a home with wider doorways,” notes Bettie Sleeth, Consultant, Regulatory Affairs with the Home Builders Association of Georgia. “The ALL Home program is for builders, remodelers and consumers in all price points and home types.” ALL Homes’ new website provides lots of information about this new initiative that is embraced by the Atlanta 50+ Housing Council.

According to Jim Chapman, Founding Member and Chairman of the ALL Home Program, Board Member of the Atlanta 50+ Housing Council as well as a member of the Board of Trustees of the NAHB 50+ Housing Council: “It is very important for the Atlanta 50+ Housing Council to educate as many builders, as well as consumers, about the ALL Home Program.

“We have designed the ALL Program in such a way that it is easy for builders to incorporate the program’s features, and encourage as many builders in the 50+ housing market to get on board. We are certain that this designation adds real value to a home, and that it will certainly improve the quality of life of the residents who select an ALL Home.”

Getting Involved On behalf of the 50+ Council Membership

Members of the Atlanta 50+ Housing Council maintain a national tie with all other NAHB 50+ Housing Council members by serving on committees focused on Editorial & Articles for the online magazine, National Awards and Events and Educational Programs focused on the 50+ housing market at the annual International Builder Show in Las Vegas. This year’s IBS will be held on January 20 – 22, 2015. To learn more about attending the show and the 50+ Educational Programs, visit http://buildersshow.com/Home/.

“Be sure to attend the 50+ Housing Awards Presentation on Wednesday, Jan 21 [2:30 PM - 4:30 PM],” says Chapman. “Come join your peers for a networking reception, followed by a presentation of the winners of the 2015 Best of 50+ Housing Awards. Enjoy seeing the best homes and communities designed to appeal to the mature buyer, as well as the best marketing campaigns, the best lifestyle programming and examples of state-of-the-art innovation. It’s a complete package: meet, mingle, learn something new and fresh, and wind down after a busy day. Tickets are $35 which includes hors d’oeuvres and open bar.”

At the most recent 2014 NAHB Fall Board Meetings in Phoenix, Betsy Sheppard, president of Gilbert & Sheppard Group and an active member of the NAHB’s 50+ Housing Council’s Board of Trustees, participated in the Board of Trustees meeting which focused on the 50+ Council’s activities across the country. Sheppard notes that “One of the best ways to get involved in the NAHB 50+ Council is to volunteer your time and talent working on a committee. More Reasons to Join the Atlanta 50+ Housing Council

Windsong Properties’ Heron Pond Makes Downsizing Easy

Active adults able to downsize without sacrificing quality or design at new low maintenance community in Woodstock

The Ethertons at Heron PondATLANTA – Windsong Properties’ Heron Pond makes downsizing from a family home to empty nest easy. Priced from the low $300,000s in a highly desirable Woodstock location, the community offers low maintenance, detached ranch homes with attention to detail, courtyard retreats and lawn maintenance included. That is exactly what impressed homeowners Larry and Teresa Etherton.

“We wanted to downsize, but we were not willing to sacrifice quality and personal touches,” explained the Ethertons. “Our new home is customized and very elegant. We love it!”

The Etherton’s road to downsizing began about two years ago when the West Cobb couple wanted to move closer to their oldest daughter and two granddaughters in Woodstock. At the time, everything was too far away. Then, their daughter told them about Windsong Properties’ building a new community, Heron Pond on Highway 92.

“I remember when she told us that there was a 50-plus community being built near her,” said Teresa. “I felt like we weren’t ready for a retirement home, but the lifestyle sounded really great. We were tired of living in a typical neighborhood, where the homes are bigger, the traffic is heavier and there is just more to maintain.”

After receiving a positive referral for Mark Carruth, co-owner of Windsong Properties, from their former builder and meeting with Steve Romeyn, co-owner, Andrew Coles, builder at Heron Pond, and Kris Johnson, the onsite agent, the Ethertons were impressed and knew they were in good hands.

Selecting the Carson floor plan, the couple worked with the team to incorporate the courtyard patio into the main living area to make room for a game room with pool table. Their outdoor living area is still large enough for a fire pit, pavers and water feature. Additionally, the home is easy to entertain friends and family. Their kitchen sits across the billiards room and makes it optimal to socialize with others in the living area.

“We had to part with a lot of stuff when we went from 5,600 to 3,100 square feet, but it felt really good to let go of stuff we had been holding onto,” said the Ethertons. “Our biggest concern was how to get our life into a smaller home, but it hasn’t been as awkward as we feared. We love this place and how spacious this plan is.”

Along with a gorgeous ranch home, the Ethertons are enjoying being able to lock-and-leave when traveling. “We set the alarm and go – with yard maintenance taken care of and a no-maintenance courtyard, we are free to travel and have an adventure,” commented the Ethertons.

In addition to low maintenance living, amenities at Heron Pond include a clubhouse (coming soon), a pond-side walking trail and landscaped parks. Residents are also close to Downtown Woodstock, Historic Roswell, The Outlet Shoppes of Atlanta, specialty groceries, original eateries and more.

“Even Emma, our English lab, is really happy with this home, and we are excited to see how this community comes together,” said the Ethertons. “We finally live ‘Where Life’s a Breeze!’”

For more information about Heron Pond, call the sales office at 770-516-3678 or visit www.windsonglife.com.

Locally owned, Windsong Properties was founded by Mark Carruth and Steve Romeyn. The two bring more than three decades of local building experience to Windsong Properties, ‘Where Life’s a Breeze.’ As empty nesters themselves, Mark and Steve have firsthand knowledge of the desires of active adults and are passionate about creating communities and homes for empty nesters. From the design of the community and its amenities to the floor plans and the unique customer service approach, every decision made at Windsong Properties is targeted to the 50-plus, empty nester group. Windsong Properties has been awarded numerous OBIE awards from the Greater Atlanta Home Builders Association including 50+ Community of the Year in 2010 for Somerset in Woodstock, Ga. Windsong Properties invites you to visit one of its communities to see how easy living the Windsong lifestyle can be. Jim Chapman Brings Vital Insights, Energy to NAHB 50+ Housing Council

“Active Involvement Is Essential for Growth”

ChapmanATLANTA - Jim Chapman, president of Jim Chapman Communities and Jim Chapman Fine Homes in Atlanta, was recently installed as Second Vice Chairman of the 50+ Housing Council Board of Trustees of the National Association of Home Builders (NAHB). He will be the Chairman in 2016.

Still several years away from his own 50th birthday, Chapman determined early on in his career that he wanted to serve on local, state and national boards and committees within the housing industry.

“As a home builder and developer of a wide variety of neighborhoods, including luxury home and active adult communities, it is important to me that I give back to our industry,” says Chapman. “I am honored to take on a variety of leadership roles and share my ideas and my vision, and help set direction and policies that may affect homeowners and home builders for years to come.”

In his current national position on the Board of Trustees of the NAHB 50+ Housing Council, Chapman is in charge of their 2015 50+ Awards Ceremony in Las Vegas, and he fully expects that more home builders, architects and designers than ever before will enter their product for recognition during this nationwide event.

“Participating in this national 50+ Awards Ceremony in 2015, either as an entrant or as an attendee, will give 50+ Housing Council members great exposure throughout the industry,” he notes. “There will be lots of networking opportunities with other home builders from all over the country. Make plans now to be at our 2015 Awards Ceremony in February! Come meet other experts who are just as passionate about building fabulous homes and communities that are especially targeted to the fast-growing active adult and senior markets,” invites Chapman.

Chapman recently served in 2011 as Chairman of the Board of the Atlanta 50+ Housing Council of the Greater Atlanta Home Builders Association (GAHBA) and is a current board member. According to Chapman, “Being a member of the 50+ Housing Council on both a local and a national level offers outstanding opportunities to promote your brand and learn from others.” He explains that the local 50+ Housing Council is in the process of completing a sophisticated new website that will be a great sales and educational tool for 50+ home builders.

“If they are a member of their local HBA and the 50+ Housing Council, then that builder can list their communities and homes on this website, as well as in the online directory, and we will also be able to promote them as a featured builder,” he notes. “Can you imagine any better way to advertise your new community and your expertise in this booming market? Just think of the benefits, exposure and credibility you can generate from joining the local, state and national councils / associations!”

Statewide throughout Georgia, Chapman is a Founding Member and the initial Chairman of the ALL Home Program, a voluntary certification program that the Home Builders Association of Georgia (HBAG) is rolling out in 2014.

ALL stands for “A Livable Lifestyle” and encourages homebuilders to build and certify new homes that are truly accessible, by promoting universal design, accessibility, visibility features, and innovative design options that can be incorporated into new and renovated houses, benefiting people of all ages and abilities.

As with everything he tackles, Chapman is fully committed to the success of the new ALL Home Program and makes time for presentations to professional trade associations and groups all over Georgia. “We have designed the ALL Home Program to be easily embraced by builders as well as consumers, for all prices points and all home types. We want to spread the word and get many home builders on board – and create a demand with homebuyers who will be encouraged to select the home that fits their specific needs.”

In order for a home to be certified as a true ALL Home, it has to have at least one full bathroom, one bedroom, a kitchen and an entertainment area on the main floor. In addition, circulation requirements include an accessible path, with no steps and with a minimum of a 32-inch clear passage space connecting all spaces on the main floor, and all elements within the spaces required above. Also, all passage doors need to have a clear opening of at least 32 inches.

For more information about the ALL Home Program, visit www.ALiveableLifestyleHome.com.

As an active member of the NAHB, Chapman is one of a select number of Georgia Gold Key Club members of BUILD-PAC, or Builders United in Legislative Decisions Political Action Committee, the association’s political arm. BUILD-PAC helps elect the most qualified pro-housing, pro-business candidates to federal office - on both sides of the aisle.

“I strongly support the efforts of BUILD-PAC in Washington,” notes Chapman. “This is an effective way to open doors on Capitol Hill to ensure that housing remains a key driver of our economy. Jointly, we can target specific regulations that may benefit or limit our industry’s recovery.”

“I am sincerely interested in promoting and preserving the home building industry. As a home builder, it is of vital importance to contribute my time, money and energy on a variety of boards and committees, and I invite my colleagues to get involved as well,” says Chapman. “As home builders, we provide the most basic of American dreams, to own your own home. That’s a pretty big responsibility – and it brings me great joy to be able to do my part.”

JIM CHAPMAN COMMUNITIES COOKS UP TASTY RECIPE FOR SUCCESS

JOHNS CREEK, Ga. - Start with one of Atlanta's most desirable locations, add a pinch of privacy and the security one gets with a gated community, a healthy shake of exceptionally crafted, maintenance free homes in a neighborhood catering exclusively to the 55 plus crowd (nobody under 18 years of age is eligible to reside there) and you have one sweet recipe for home sales success. The proof is in the pudding.

Jim Chapman Communities' Brookhaven at Johns Creek just closed on their last home of 66 in Phase I. Even more noteworthy is the fact that home site presales in Phase II, only available since late April, now total 37 to date! It is a pace that shocks some industry insiders, but not Jim Chapman, president of Jim Chapman Communities. "We are providing all of the components that are most important to this growing market segment," says Chapman. "These buyers are accustomed to quality, convenience and comfort, but are ready to let go of the relentless maintenance and upkeep of the traditional single family homes from which they are coming. Our communities provide that perfect balance and sales are brisk at our Active Adult communities all over the city."

While certainly there are many savory ingredients in this popular recipe, the special touches and meticulous craftsmanship are the trademarks of Jim Chapman products. Every home complies with the new ALL Home Program promoting accessibility through use of wide doorways, ample maneuvering space in the baths and shower and zero step entries from the garage into the house itself. Chapman says that his Active Adult homes are constructed with the same passion, commitment and craftsmanship as his custom, luxury homes. "We take great pride in our work," says Chapman, "and it shows in every detail of a Jim Chapman Communities home."

If you want to see what all of the buzz is about, model homes are open daily at Brookhaven at Johns Creek, Monday Saturday 11am-6pm and Sunday 1-6pm. If you want to purchase there, you may want to hurry. This hot dish is going fast!

Jim Chapman Communities, which specializes in building for the Active Adult lifestyle, is one of the largest privately held home builders in Atlanta with projected 2014 closings of more than 125 homes. Chapman's neighborhoods feature outstanding amenities, charming character, architecture with 'personality' and a keen attention to detail. Homeowners Enjoy Easy Living at Windsong Manor

Low maintenance ranch homes built by Windsong Properties allow for less worry and more adventure

ATLANTA – Windsong Properties believes that the transition from family home to empty nest should be an enjoyable and exciting experience. The builder’s low maintenance ranch homes at Windsong Manor in Dallas, Georgia help improve the quality of life of its active adult buyers with easy living that allows for less worry and more adventure.

Abbotts at Windsong ManorFor instance, homeowners LaVerne and Carl Abbott decided to live “Where Life’s A Breeze” because of their drive to travel. Before moving to Windsong Manor, the couple lived nearby on 65 acres that had been in Carl’s family since the 1830s. Though it was hard to part with, the Abbotts wanted something with less maintenance and more security to “lock-and-leave.”

“After shopping for a new home off and on since 2005, and ruling out ranch condos or anything small and attached, we saw an ad for Bel-Aire in West Cobb,” explained LaVerne. “We really liked Windsong’s low maintenance lifestyle and detached ranch homes with “aging in place” accessibility features that are built-in, such as wider door and hallways and step-less entry. I have had both of my knees replaced and steps were a challenge there for a while. I like the single-living, but Bel-Aire wasn’t the right fit for us.”

Then, it was suggested that they check out Windsong’s communities in Seven Hills. When they saw the Bentley model, the Abbotts knew they had found their new home at Windsong Manor. “We thought that we would “downsize,” but when we saw the spacious Bentley, our focus shifted from downsize to dream home,” said LaVerne.

The Abbotts enjoy their bright and open home that is backed up to the creek basin that added more preserved greenspace past their backyard. “It’s awesome to still have the feeling of living in the woods,” continued LaVerne. “These homes are really thoughtfully designed inside and out!”

Their Bentley includes a terrace level for LaVerne to have a sewing room and so that they could accommodate a live-in assistant if the need ever arises. This level also has a guest bedroom, bathroom, entertainment room with fireplace, a kitchenette and more storage. “It sounds like a lot, but hosting a quilting party or having friends stay with us in their own comfortable and private area is going to be wonderful,” said LaVerne. “The best thing is that we don’t have to use the basement and can live all on the main level.”

The main level features three bedrooms, two baths, a study, spacious great room with fireplace, gourmet kitchen with island, dining room and luxurious owner’s suite with sitting area, walk-in closets and a spa-like bath with dual vanities and a walk-in shower. “We can’t say enough amazing things about our builder Brian, our sales agent Gay-Lynn and Mike Lust, the sales manager who reworked the terrace level to suite our needs,” stated LaVerne. “The quality of our home is fantastic, and that’s coming from a couple of picky customers!”

The Abbotts also liked that the design process was simple. LaVerne even created a “New Home Board” on Pinterest and pinned their preferences from the Windsong Digital Design Center. When they showed up at the design center for their selections consultation, their samples were already laid out.

In addition to a gorgeous home, the Abbotts can take advantage of the exclusive clubhouse, walking paths, hiking opportunities along Little Pumpkinvine Creek or the award-winning Seven Hills Park with zero-entry saline pool, tennis courts, community gardens and more.

Plus, the couple gets to travel as they please. Last year, they left in mid-December for Christmas in Palm Springs and didn’t get home till March, traveling all over California and Arizona throughout the winter. This year, with less worry, they can go on even longer adventures!

Windsong Properties Builds to Bring Families Together

Home buyers at Windsong Manor relocate to be closer to children and grandchildren

ATLANTA - It is no secret that metro Atlanta is one of the top places to retire. When transitioning from a family home to empty nest, many choose to work with Atlanta's leading active adult home builder, Windsong Properties. Known for its unique blend of low maintenance living, style, amenities and superior customer service, the builder helps bring buyers closer to their families. This reigns true at Windsong Manor in Dallas, Georgia, where home buyers have come from all over the country to live Where Life's A Breeze, closer to their children.

Bentley BasementBuyers have decided to start the next chapter of their lives in the height of luxury with distinctive and detached ranch plans with flexible space, Windsong's signature accessibility features and access to the amenity rich Seven Hills Park. Sue and Rick Johnson landed at Windsong Manor after deciding to relocate from Denver, Colorado to be closer to their kids.

"We really wanted an active adult community, and Windsong Manor was perfect for us," said Rick Johnson. "It's just 20 miles from our son, daughter-in-law and new granddaughter, plus it offered beautiful homes with neighbors in the same walk of life as us."

The Johnsons selected the Bentley floor plan with terrace because of its openness and room to have the whole family over. They plan to use the terrace level as recreation space for entertaining and as a guest area for when family visits from North Carolina, including their grandson.

Along with being closer to family, the Johnsons appreciated the smooth building process. "Everyone at Windsong was great to work with," explained Johnson. "They made it easy from our initial visit to closing. We are excited to move-in at the end of the month!"

Another pair of home buyers, Pam and Ken Newbury of Chattanooga, are excited about moving into their home this fall. They chose Windsong Manor because of the vitality at Seven Hills and the community's location between their daughter in Atlanta and son in Chattanooga.

"We loved the energy of the young families close by," said Pam Newbury. "Yet, we will still be tucked into a quiet active adult community - and no more lawn maintenance!"
The Newburys worked closely with Gay-Lynn Turner, the on-site sales consultant, throughout the process and now consider her a close friend. They loved that neighbors would stop by the model home to meet them during their visits to the community.

"It's going to be easy to make friends here," continued Newbury. "Most have relocated too, so there is already a common bond."

The Newburys selected the Bentley with terrace so that they would have room to do their favorite hobbies. Ken plans to have a woodworking shop, while Pam is planning to turn the guest room into a craft room.

In addition to a low maintenance home that was designed for retirement, the Newburys are looking forward to the Seven Hills Park which has an outdoor water park with water play area and large bowl slide, perfect for visiting grandchildren. The park also offers tennis courts, pickle ball, a clubhouse and a playground. Residents will also enjoy miles of sidewalks and walking paths woven throughout Seven Hills along with hiking along Little Pumpkinvine Creek.

Windsong Manor is minutes from modern conveniences, many neighboring small towns, the splendor of Lake Allatoona and the North Georgia Mountains, as well as the cultural activities Atlanta has to offer.

ATLANTA – Windsong Properties recently held a successful clubhouse warming and homeowner appreciation event at its active adult community of Bel-Aire in Powder Springs. Exclusively for existing homeowners, 60 residents enjoyed a catered lunch and toured the new facility.

“We wanted to get our homeowners together to thank them for their patience and patronage during the construction process,” explained Steve Romeyn, co-owner of Windsong Properties. “We held a ribbon cutting to celebrate the opening of the clubhouse and to honor our first homeowners. Active Adults Have ALL* at Windsong Properties

Windsong_ALL_BA_SignPlacement_300wWindsong Properties began with a commitment to providing homeowners with elegant single-story homes in communities that emphasize opportunities to meet neighbors and enjoy the outdoors, in addition to being convenient to local shopping, dining, entertainment, and travel outlets.

For more than ten years, Windsong has been a leader in the Active Adult homebuying market in Metro Atlanta, because each home and community is designed for Baby Boomers, by Baby Boomers – and because they are always on the lookout for the trends that represent timeless, must-have features in their homes.

In short, we want our homeowners to have it ALL. That’s why we are so excited to announce our affiliation as an ALL Homebuilder. ALL stands for A Liveable Lifestyle Home, a state-wide voluntary certification program that ensures certain design features are present that promote a liveable, accessible lifestyle.

“Windsong’s signature accessibility features include wider door- and hallways, lever door handles, and no-step entryways, all of which are sought-after features in any home, and which allow for life’s changing situations,” says Windsong Operations Manager Carrie Roeger. “In addition, yard maintenance is included with every Windsong home – talk about livability!”

ADA_StepLessRamp_Garage_250wOpen great rooms and spacious kitchens offer subtle design features such as natural light and ample storage that make entertaining and everyday living equally easy and enjoyable. And the flexible space, designer appointments, and private outdoor retreats are just a few of the details that homeowners include in their reasons for choosing a Windsong community.

“We also work with our homebuyers to personalize their home with other accessibility features, like wheelchair roll-up vanities, as needed,” Carrie says. “And the outdoor retreat is definitely part of the liveable lifestyle, because nature offers healing and restorative power and (the courtyard) creates even more living space.”

An ALL Certified Home means that it is a home for people of all ages, and of all abilities, and its features can be integrated in new and renovated homes that span all price points and home types.

We invite you to visit Windsong’s exciting communities in Paulding, Cobb, and Cherokee counties, to see just what it looks like to Have It ALL, and to discover why we say, Welcome to Windsong – Where Life’s A Breeze!
